LLC or Sole Proprietorship

I am considering purchasing a rental property and was wondering if I should form an LLC since this will be a kind of small business.
I have heard that there is a tax advantage in doing this and was wondering if anyone has any experience in that area? Should I wait until I have more than one property to manage?
